We endeavour to offer you the best-suited package and therefore promote a simple bespoke option where you choose how we should manage your property as every client and/or property is unique.

Our three main services

Tenant Introduction/ Let Only

This service is aimed towards landlords who do not need the involvement of a managing agent throughout the tenancy.  Our Intro service benefits landlords who are confident in managing but who want to take advantage of our market presence in sourcing suitable tenants.

To summarise:-

  • We extensively market the property
  • Find suitable tenants
  • Provide references (where applicable)
  • Complete all paperwork (including guarantor documentation, application form, AST and inventory)
  • Manage the first rental and deposit payment
  • Hand complete administration package, including all paperwork, to landlord

Rent and Collection/Part-Managed

This service is aimed towards landlords who do not need the involvement of a managing agent when dealing with maintenance issues.  Our Part Management service benefits landlords who are confident and experienced in arranging property repairs and managing tenant expectations throughout the tenancy.  We will provide all aspects of a full management service with the exception of the landlord taking control of all maintenance issues.  This option will require a nominated contact number provided to the tenants.

To summarise:-

  • Similar as above Intro services

PLUS:-

  • We provide the tenants with a nominated contact number
  • We collect and process the monthly rent
  • We collect, register and finalise the damage deposit
  • We arrange a third party photographic inventory, check in and check out package (additional fee required)

 

Full Management Service

This service is aimed towards landlords who prefer minimum involvement regarding day-to-day management in the property.  We undertake all aspects of property management, communicating or updating you every so often of any issues.  Your property is of utmost importance to us and therefore we guarantee professionalism and care regarding your investment.  We unlike most local agents boast an experienced in-house maintenance team who will attend to your property as if it is their own.

To summarise:-

  • Similar as Part-Managed

PLUS:-

  • Fielding all communication regarding property
  • Arrange repairs, safety certificates and all other documents to provide by Law
  • Carry out regular inspections at the property
  • Preparing the property for each tenancy (including cleaning and maintenance)
