As soon as a prospective tenant finds the house of their choice, you will visit the office to secure the property at which point we take the house off the market. A holding fee is payable which covers referencing, guarantor checks, credit checks and other administration associated with renting a property. Other fees e.g. inventory check-in fee of £200 per house applies at the end of tenancy, during the tenancy, other fees may also apply which will be provided upon request.
ADMINISTRATION FEES:- Each full time student tenant is required to pay £200.00 (inc. VAT) as an administration fee on the day securing the property. A professional tenant will pay a increased fee of £220.00 (inc. VAT) for additional credit check. This is a non-refundable fee.
Starting the administration process:-
- All tenants to complete an application form and a guarantor deed (where applicable) and provide required documents. If a guarantor is unobtainable, individual payment arrangements will be discussed prior signing the contract.
- Sign the tenancy contract by appointment.
- Pay damage deposit (calculated over 6 weeks x weekly rent per person).
- Pay and clear your first rent before moving-in date.
IMPORTANT NOTE: Signing the Tenancy Agreement:- Once all forms are returned and approved, the group is required to sign an Assured Short Hold Tenancy Agreement. The tenancy will be joint and severally liable (holding the whole group or individual responsible for the total rent and other liabilities). Tenants will be legally bound for the full duration of the tenancy agreement, once signed. Should any changes or alterations needed to be made to the signed tenancy agreement, a charge of £25.00 is payable.
RENT NOTE: Calculating rent on 6-, 11- and 12-month tenancy periods:- Some properties are offered on an 6-month, 11-month or a 12-month contract period. Rent is always per calendar month, calculated over a 52-week period. If the rent is e.g. £1300pcm, this will be the same figure for an 11-month or 12-month period.
How to calculate your weekly rent:- e.g.:- (Monthly rent) £1300 x 12 / 52 / by the number of tenants
How to calculate your monthly rent:- e.g.:- (Weekly rent) £100 x 52 x the number of tenants / 12
